Commercial window film · energy, security, privacy & environmental graphics

The west glass is costing you money. Here’s the number.

Heat, glare, fading and the complaints that follow them come through the glass. Epic’s facility energy analysis models your building against 32 3M films and ranks them by annual savings, and the install happens floor by floor — pre-cut, kitted and done by Epic’s own certified crews, so tenants see a two-person team for a morning. Security film, privacy finishes and branded graphics come from the same partner.

Which ticket keeps coming back?

If the ticket is heat, glare or fading, start with solar control window film — eight 3M families, chosen by elevation.

Hot offices & high HVAC bills

Rejects up to 97% of infrared heat and up to 79% of total solar energy. Cooler perimeter offices, lower cooling load, fewer tenant tickets.

Glare on screens

Cuts glare up to 83–90% without turning the window into a mirror at night.

Fading floors, furniture, inventory

Blocks 99%+ of UV — the largest single cause of fading. Recommended by the Skin Cancer Foundation.

Break-ins & smash-and-grab

Security film attached with the Epic Method keeps broken glass in the frame.

Privacy in glass offices & conference rooms

3M Fasara frosted and gradient glass finishes. Light stays, meetings don’t.

A lobby that looks like 1998

3M DI-NOC architectural finishes over existing walls, columns, elevator cabs and doors. Wall murals and window graphics for brand.

Bird strikes on the glass

Exterior 2" × 2" bird-safe patterns (Feather Friendly®, 3M Fasara) make glass visible to birds and nearly invisible to people. LEED SSpc55 and bird-friendly ordinance compliance.

Facility energy analysis

Know the payback before you buy.

Epic runs every 3M film against your building’s own HVAC, glass and utility rate — then verifies on your glass with data loggers. Try the public estimator or request the full analysis.

Frost and graphics are rendered in perspective onto the glass in each scene, in true inches (an 18–78 in. privacy band, 2 in. markers). This is a simulation — patterns, colors and your brand name are placeholders for design — Epic’s designers and VisuFlare, our in-house print studio, produce the finished artwork and proofs on your actual elevations.

Customer story · Oklahoma City

A state agency headquarters, start to finish.

The Oklahoma Department of Wildlife Conservation put its building out to public bid for heat, glare and fading. Epic won it and installed 3M Prestige on the entry curtainwall and clerestories and 3M film on the atrium skylights. We filmed the install, then went back and sat down with the property manager.

FAQ

Commercial window film questions

What is the payback on commercial window film?
Energy films typically pay back in 2–6 years depending on glass exposure, HVAC efficiency and utility rates — shorter on west-facing single-pane glass; a 3M-commissioned ConSol analysis documented an Affinity payback under three years. Epic can run a building-specific energy estimate as part of a free assessment, and some utilities offer rebates.
Will film make my building look mirrored or dark?
Not with the films Epic recommends for most buildings. 3M Prestige and Ceramic series are non-metallic and virtually clear — low reflectivity inside and out — so the exterior appearance is unchanged. If you want reflectivity for daytime privacy, Affinity delivers it intentionally.
Does window film interfere with Wi-Fi or cell signal?
Metallized films can. 3M Prestige and Ceramic are non-metallic and do not interfere with Wi-Fi, cellular, GPS or building automation signals.
Can film be installed on an occupied building?
Yes — that is most of our work. Interior application, no construction, crews work floor by floor or after hours. Exterior-grade films (Prestige Exterior, Exterior Safety) are available where interior access is impractical.
Does Epic work nationwide?
Yes. Epic is a 3M Platinum Elite National Dealer; in-house certified crews travel for commercial, multi-site and institutional projects nationwide.
