Commercial window tinting · energy, security, privacy & environmental graphics

The west glass is costing you money. Here’s the number.

Commercial window film is a thin film applied to existing office, retail and campus glass to cut heat, glare and fading, and Epic installs 3M commercial films nationwide. Epic’s facility energy analysis models your building against 32 3M films and ranks them by annual savings, and the install happens floor by floor — pre-cut, kitted and done by Epic’s own certified crews, so tenants see a two-person team for a morning. Security film, privacy finishes and branded graphics come from the same partner.

Which ticket keeps coming back?

If the ticket is heat, glare or fading, start with solar control window film — eight 3M families, chosen by elevation.

Hot offices & high HVAC bills

Rejects up to 97% of infrared heat and up to 79% of total solar energy. Cooler perimeter offices, lower cooling load, fewer tenant tickets.

Glare on screens

Cuts glare up to 83–90% without turning the window into a mirror at night.

Fading floors, furniture, inventory

Blocks 99%+ of UV — the largest single cause of fading. Recommended by the Skin Cancer Foundation.

Break-ins & smash-and-grab

Security film attached with the Epic Method keeps broken glass in the frame.

Privacy in glass offices & conference rooms

3M Fasara frosted and gradient glass finishes. Light stays, meetings don’t.

A lobby that looks like 1998

3M DI-NOC architectural finishes over existing walls, columns, elevator cabs and doors. Wall murals and window graphics for brand.

Bird strikes on the glass

Exterior 2" × 2" bird-safe patterns (Feather Friendly®, 3M Fasara) make glass visible to birds and nearly invisible to people. LEED SSpc55 and bird-friendly ordinance compliance.

Commercial window tinting, answered

What does commercial window tinting do for an office building?

Commercial window tint is 3M film applied to a building’s existing glass to cut solar heat, glare and UV. Office window tinting on the sun-facing elevations means cooler perimeter offices, fewer glare complaints and a lower cooling load, with no window replacement. Start with the Facility Energy Analysis: it ranks every 3M film by annual savings and payback for your building before anyone quotes a square foot.

Commercial window tint is not the dark tint people picture. 3M Prestige rejects up to 97% of infrared heat and stays virtually clear and non-metallic, so the facade looks the same from the street and Wi-Fi and cell signal are unaffected. Where daytime privacy or a uniform facade is the goal, reflective films do that on purpose. The same visit can scope security film for the entries and privacy film for the conference rooms.

Office window tinting, floor by floor

The work on an occupied floor is interior application with no construction, done by Epic employees, never subcontractors. Floors stay in use while the crew works. See the planning ranges in the window film cost guide, or request a free building assessment.

Facility energy analysis

Know the payback before you buy.

Epic runs every 3M film against your building’s own HVAC, glass and utility rate — then verifies on your glass with data loggers. Try the public estimator or request the full analysis.

FAQ

Commercial window film questions

What is the payback on commercial window film?
Energy films typically pay back in 2–6 years depending on glass exposure, HVAC efficiency and utility rates — shorter on west-facing single-pane glass; a 3M-commissioned ConSol analysis documented an Affinity payback under three years. Epic can run a building-specific energy estimate as part of a free assessment, and some utilities offer rebates.
Will film make my building look mirrored or dark?
Not with the films Epic recommends for most buildings. 3M Prestige and Ceramic series are non-metallic and virtually clear — low reflectivity inside and out — so the exterior appearance is unchanged. If you want reflectivity for daytime privacy, Affinity delivers it intentionally.
Does window film interfere with Wi-Fi or cell signal?
Metallized films can. 3M Prestige and Ceramic are non-metallic and do not interfere with Wi-Fi, cellular, GPS or building automation signals.
Can film be installed on an occupied building?
Yes — that is most of our work. Interior application, no construction, crews work floor by floor or after hours. Exterior-grade films (Prestige Exterior, Exterior Safety) are available where interior access is impractical.
How do I keep someone from breaking my storefront glass?
Make the glass hold when it is hit. 3M security film bonded to the storefront glass and attached to the frame with 3M IPA, installed the Epic way, keeps broken glass in the opening, so a quick smash-and-grab turns into a loud, slow attempt in the open and on camera. It goes on the glass you already have, with no glass replacement. It is not bulletproof, so pair it with lighting, cameras and an alarm. On sun-exposed storefronts, 3M Ultra Night Vision or Ultra Prestige adds heat and glare control in the same layer, and the Facility Energy Analysis shows what that saves. How security window film works.
Does Epic work nationwide?
Yes. Epic is a 3M Platinum Elite National Dealer; in-house certified crews travel for commercial, multi-site and institutional projects nationwide.
How much does commercial window tinting cost?
It is priced per square foot of glass, and the number moves with the film, the glass type, the height and access (lifts, small lites, occupied floors) and, for security film, the attachment. The window film cost guide shows per-square-foot planning ranges by film; your final number comes from a site survey and a written estimate. On a commercial building, the better question is payback: the Facility Energy Analysis ranks every 3M film by annual savings for your glass, HVAC and utility rate before anyone quotes.
Does Epic work on stadiums and arenas?
Yes. Epic’s own crews are installing 3M Ceramic 35 on the west end zone glass at AT&T Stadium, home of the Dallas Cowboys (fall 2026); large venues get the same process as a school: a survey by opening, film cut by Epic Precision, installed the Epic way, and an installed-opening record at closeout. Follow the job at the AT&T Stadium project page.
